[begin page 2 of 2] He is awfully keen & is visiting a great number of the important English Homes. I'm sure you will have one of the beautiful homes of the world & you will wonder why you didn't build it long ago & all the family will take a greater pleasure spending part of the year in New York.

Have just had a cable from Tom saying that the Velasquez has been safely delivered, which is a load off my mind, you must be delighted to have it! Monday was bank holiday & we were closed from Friday to Tuesday and as I was in bed with a bad cold, which lasted until Today, I have been delayed somewhat in acknowledging your letter. I wish I could have a game with you at Myopia, am getting tired of Coombe, haven't played at Sunningdale since you left. Glad to hear you beat Grier, a most conceited golfer. The weather has been very rainy & cold for the past week. With kind regards to Mrs Frick & Miss Helen & renewed thanks.

Yours Sincerely C. S. Carstairs (Love to Johnie)
